We have very gradually been prepping the house for sale at the above (suggested) price. We plan to put the house on the MLS in February or March. We'd ideally rather find a buyer now who would finish the work we are doing him/herself, though we understand that  most people want a home they do not have to do much to. Even so, if you happen to know someone who might be interested, please contact us. 

Some of the other things we are working on now are: painting the interior, cleaning the roof, re-finishing bookcases and mantle and trim, re-wrapping pipes, installing new lights, rain gutters, and tile, and other tasks. 

Things we are not planning to do before selling: The kitchen counter is not updated. The downstairs carpet needs replacement (or wood flooring), though it's passable. The front lawn needs to be re-planted. The shed off the patio is functional but needs to be replaced. One of the dormer bedrooms could be made into a second bathroom. The carport could have an existing 220 power line hooked up, a concrete pad installed, insulation, a door, and made into a large shop/garage. We'll leave these things to the creativity and efforts of the next owner. 
 
We have records of all work and updates done on the house in the past twenty years. It is a warm and charming house.

Why rent?

We've bought a house in Oregon, and we've been preparing this house for sale. This includes painting outside and inside, as well as lots of little repairs and projects. 

We're trying the FSBO (for sale by owner) route until Feb./March. It potentially can save both the buyer and ourselves money, and Clallam Title can oversee the sale after all inspections, etc. 

If we are able to sell the house before the work is complete, we will adjust the price down in negotiation. This is what we'd like to do. It is for sale now. At the asking price and with a 4% 30 yr. loan, this works out to approximately $845 a month, according to Zillow.com
